Choose the beach setting that suits you
Cerritos has a relaxed surfing atmosphere and relatively flat land near the beach. Most named subdivisions in this combined MLS area are in Cerritos. Check the actual walk from a condo to the beach, nearby restaurants and the main surf gathering spots; a beach-area address does not necessarily mean beachfront.
El Gavilan begins about half a mile north of Cerritos Point and extends roughly six-tenths of a mile along the beach, reaching a few blocks into the hills. Pescadero lies farther north, with quieter residential and agricultural surroundings. Ask where a listed unit sits within this wider area.
Compare the building as well as the unit
Review HOA dues, reserves, special assessments, parking, stairs or elevators and the maintenance of pools and common areas. Coastal exposure can affect upkeep. Confirm water supply, shared storage, wastewater arrangements and internet service.
For a presale, separate promised amenities from completed facilities and review delivery commitments. For an existing condo, compare its condition, terrace privacy and any nearby construction that could change the outlook.
Plan for personal use and rentals
Check rental and pet rules before choosing a residence. If you expect to rent between visits, compare management costs, guest access and cleaning arrangements alongside likely income. The experience near the busy surf beach can differ from a quieter location farther away.
Visit the nearest beach and ask about conditions. Ocean proximity does not mean every stretch of coastline is suitable for swimming.
